Consider Your Costs
There are a number of costs to be taken into consideration when renting a property and it is advisable to budget your finances before you begin viewings. Typically these will include:
- Damage deposit: A six-week deposit is required before you take occupation to cover any damages that may happen during the tenancy.
- Administration fee: This is charged to cover the cost of drawing up a tenancy agreement.
- Reference fees: charged by the credit reference agency for taking up references.
- Council Tax.
- Utilities: Gas, electric, phone and water.
- Your home contents insurance.

Viewing Properties
We will strive to arrange viewings at your convenience when possible. We will always accompany you, and viewings can be conducted on weekdays, and by prior appointment for early evenings and Saturdays. |

The Next Step
Once you have found your ideal home we will submit your offer to the landlord. When making your offer you should state your preferred length of tenancy together with any other special conditions. If the offer is agreed we will require you to complete the relevant application forms and pay a reservation fee. |

Referencing
Your completed application form will be submitted to Homelet credit referencing agency. To assist them in obtaining references please ask your employer and any other referees to respond as quickly as possible.
Applicants with a poor credit history or without sufficient income may be unacceptable to the agency, and we therefore request that you divulge your correct salary and any known past credit problems to us before we lodge the application. Occasionally Homelet will accept an applicant with low income/ adverse credit history with a suitable guarantor, or if a proportion of the rent is paid in advance. Should an applicant have a county court judgment in excess of £5000 we are unable to offer a tenancy under any circumstance. All references are subject to acceptance by Homelet and the Landlords approval. Upon confirmation from Homelet that your references are acceptable we will confirm with the Landlord that we are able to proceed with the tenancy. |

Moving In
You will be forwarded a tenancy agreement and standing order mandate for signature, and an invoice for the final monies due before completion. Once these documents are signed they should be returned to us without delay.
On the day that you take occupation we will arrange for you to meet with an Inventory Clerk at an agreed time to be checked in. You should allow sufficient time for this, as the clerk will require you to inspect the whole property for condition and cleanliness thoroughly, and once agreed sign a legally binding report agreeing the condition that the property has been supplied to you in.
